After helping West Michigan families buy and sell since 2020, I can tell you it almost always comes down to three things: price, presentation, and timing. Get all three right and homes here still sell quickly and close to full asking. Miss on even one, and a home can stall, even in a seller's market.
01 Price it right from day one
This is the big one. In our market, well-prepared homes are still selling for around 100% of the list price, but only when they're priced correctly from the outset. The temptation is to "test" a high number and "come down if we have to." The problem is that your home gets the most attention in its first two weeks on the market, while it's fresh and every active buyer is watching. Price too high, and you waste that window. By the time you reduce, the urgency is gone and buyers wonder what's wrong with it.

02 Make them picture themselves there
This is my favorite part, because staging is something I genuinely love. Buyers don't fall for square footage; they fall for a feeling. Decluttering, a fresh and neutral palette, smart furniture placement, and great natural light can completely change how a home photographs and how it feels in person. And since most buyers meet your home online first, those photos are your real front door. Strong presentation is one of the highest-return investments a seller can make, and it rarely requires a big budget, just the right eye.
03 Time it and market it well
Spring and early summer are traditionally the busiest stretch in West Michigan, but the "right" time also depends on your home and your goals. What matters most is that when you go live, everything is ready: pricing, photos, staging, and a marketing plan that actually reaches buyers instead of hoping they stumble in.
