People read national headlines about crashes or booms, then look around West Michigan and feel confused, because what they see in their own neighborhood doesn't match the noise. Not everything moves at the same speed. The affordable and mid-range price points, roughly the $200K–$400K window, see the most competition, because that's where the most buyers are. Move-in-ready, well-staged homes in desirable neighborhoods still draw quick offers, while overpriced or dated listings sit longer and take price cuts. The one meaningful shift for buyers: the share of homes selling over asking has cooled from last year, which means a bit less frenzy and a bit more room to negotiate.
