One-Month Inventory? Why Off-Market Homes Matter More Than Ever

If you've been house hunting in West Michigan lately, you already know the feeling: you spot a home you love over your morning coffee, and by the time you call to schedule a showing, it's already "pending." It isn't bad luck. It's math.

Right now, our market is sitting at roughly one to two months of housing supply. For perspective, a balanced market, one where buyers and sellers have about equal footing, usually has five to six months of inventory. We're nowhere close. When demand keeps outrunning the number of homes for sale, the good ones simply don't last long.

When inventory is this tight, hearing about the right home a few days early can be the whole ballgame.

The listings you never see

Here's the part a lot of buyers don't realize: a meaningful share of homes sell without ever having a big public moment. Some are "coming soon" listings that agents are talking about before the photos go live. Others sell quietly, agent-to-agent, before they're ever advertised. And some sellers prefer a more private sale altogether, for privacy, for convenience, or because they don't want a parade of weekend traffic through their home.
