In a market with around a month of inventory, multiple offers are still a reality, especially on well-priced homes in the most popular West Michigan price ranges. So a lot of buyers assume that winning means simply throwing the biggest number at the seller. Sometimes that's true. But often, the smartest offer beats the highest one.
A great offer is a complete package, and several pieces of it have nothing to do with price. Here's what I help my buyers think through.
Show up genuinely pre-approved
There's a real difference between "pre-qualified" and "fully pre-approved." A strong, current pre-approval from a reputable local lender tells the seller you're the real deal and far less likely to fall through. In a competitive situation, that confidence can matter as much as a few thousand dollars.
Be intentional with your terms
Price gets the attention, but sellers read the whole offer. Your earnest money deposit, your proposed closing date, and how you handle contingencies all send a message. Sometimes the winning move is simply matching the seller's preferred timeline; flexibility on the closing date can be worth more to them than extra dollars.
Handle contingencies thoughtfully, not recklessly
Contingencies exist to protect you, and I'll never advise a buyer to throw away protections they need just to "win." But there's a wide space between waiving everything and a sloppy, over-conditioned offer. Smart, well-structured terms, like a sensible inspection approach or appraisal strategy, can make your offer more attractive while keeping you safe. The right move depends on the home, the competition, and your comfort level, and that's a conversation we have together.
Use strategy, not just emotion
One of the most valuable things I do for buyers is gather context the listing won't tell you: how the home is priced relative to recent sales, how much interest it's drawing, and what's actually motivating the seller. That intel shapes an offer that's competitive without overpaying, and, when it's done well, can even protect you from getting swept into a runaway bidding war.
