Don't Let a Pretty Flip Fool You
Fresh paint and shiny finishes sell fast — but they can also hide shortcuts. Here's how to tell a quality renovation from a quick cosmetic cover-up before you buy.
You walk into a freshly flipped home and it's love at first sight: gleaming floors, a bright white kitchen, new fixtures, that "just renovated" smell. Flips can be fantastic buys — a tired house given real new life. But here's the catch I always share with my buyers: a beautiful surface doesn't always mean a solid house underneath. Sometimes the prettiest flips are hiding the cheapest work.

Look past the pretty: red flags to watch
A quality flipper invests where it counts. A corner-cutter spends on what buyers see and skimps on what they don't. Here's what to look for.
Were permits actually pulled?
Major work; electrical, plumbing, structural, additions, usually requires permits. No permit history can mean unpermitted, uninspected work that becomes your liability later.
Were the big systems addressed?
New countertops are nice, but what about the roof, furnace, water heater, electrical panel, and plumbing? Cosmetic upgrades over aging systems can mean expensive surprises soon after closing.
Signs of "lipstick" work
Paint over water stains, doors that don't close right, sloppy caulk lines, or brand-new flooring butting up to obvious old problems. Rushed finish work often hints at rushed everything.
What does the inspection say?
Never skip the inspection on a flip, it matters more, not less. A thorough inspector sees past the staging to the bones of the home.
How to buy a flip the smart way
None of this means you should avoid flipped homes, plenty are genuinely well done and move-in ready. It means you buy with your eyes open. Ask the seller for a list of the work completed and by whom, request permit records, always get a full inspection, and lean on an agent who can tell the difference between quality craftsmanship and a quick cosmetic flip. When the bones match the beauty, a flip can be a wonderful place to call home.

A great flip is beautiful and built right. Your job as a buyer is to make sure it's both.
The bottom line
The shiniest home on the block isn't automatically the best buy. Before you fall for a flip in Grand Rapids or anywhere in West Michigan, look past the finishes to the fundamentals, permits, big-ticket systems, quality of work, and a solid inspection.
